Case Study

Nest Homes were asked to promote the Greenfield land, comprising of approx. 1.3Ha of grazing and scrub land, within the Dorset County Local Plan Review for residential use.

The land sits between developed areas fronting Wyke Road to both the east and west.

Due to the exposed visual nature of the site, the site is sensitive in terms of landscape. This is addressed in our outline proposals in relation to managing ridge heights against the visual background. The lower parts of site drop away more steeply and are not effectively developable, however this enables preservation of open space. Through our data search it was evident that there were no operational constraints.

Nest Homes have submitted an application on behalf of Wessex Water Services Ltd to the Dorset Council Land availability 'Call for Sites' in the September 2019 consultation, for residential use of c. 15 dwellings. This consultation is still active, and we plan to engage in further consultation stages.

Land planning use has the potential to make a significant land value contribution for the landowner and a modest yet meaningful contribution towards housing delivery in the area.
