Case Study

Wessex Water Services Limited (WWSL) asked us to review Queenswood Reservoir and surrounding site to secure an alternative use as residential land. The site consists of a covered reservoir and adjoining dwelling, 1 Mayfield Drive, which is let on a short-term tenancy. The concrete reservoir was constructed mid 60’s. The surrounding area is predominately residential dwellings, consisting of detached chalet bungalows with some detached houses.

Following an on-site investigation in partnership with WW Operations department, we identified that the site was isolated but still connected to the water supply network. As a surplus asset for several years the in-house Engineering & Construction team were employed to fully abandon the reservoir post planning approval.

Cut and fill analysis indicated that only a limited amount of original soil on site had been removed during the construction of the reservoir. We assumed a finished site level to that of the surrounding land to reduce excavated material off site, thus reducing future development cost and increasing site value.

The design and layout followed that of the surrounding area, which informed the final scheme density of a 9-unit scheme of chalet bungalows. The design also incorporated a new vehicular access to 1 Mayfield Drive and a replacement garage to the rear.

Prior to the planning application we recognised the existing reservoir qualified as a structure in relation to empty buildings credit when negotiating Community Infrastructure Levy contribution on new built form, the Planning Authority agreeing this was the case accepted a zero contribution.

We submitted our Planning Application to Sedgemoor District Council, and it was approved at planning committee.

Following this Nest Homes purchased the site from Wessex Water Services Limited, the site is in construction and will be delivered and brought to market in summer 2022.
