Case Study

The property is within an established residential area, located on Camden Road. Historically, the site had been reviewed on several occasions by external third parties proposing to develop the site for a residential use, each occasion however each was met with failure when trying to gain WWSL Operations (Ops) and Developers Services (DS) approval. As part of a broader piece of portfolio enhancement works Nest Homes are undertaking for the client, a planning development phase one study of the property was undertaken.

Our defined process commences with the gathering of all sources of available information be it Land Registry plans, operational constraints, design and construction information and map regression. We then look for the gaps and seek to close them. Having secured "best" information, a summary was prepared for our client, including the consolidated information and a first estimate of developable area. With agreement to proceed we engaged with both Ops and DS teams to set and agree first principles relating to the impacts and constraints of operational assets and to highlight the opportunities that these may grant. The conclusion of this forms a statement of common ground.

In this case we agreed with the client that we would undertake a comprehensive topographical survey, incorporating asset information. We then reverted to Ops and DS with a revised statement of common ground.

We are in the process of developing outline drawings to enter discussion with the Local Planning Authority. Our proposal will be in the form of one pair of semi detached four bed properties over 2.5 floors accessed from Allington Road. To inform direction we have prepared an informal residual valuation of land value amounting to £308k.
